WHAT ARE THE PAYMENT METHODS FOR CURRENT RESIDENTS?
We are paperless! eCheck is FREE and credit cards will have a fee, depending on card type. Company policy prohibits the acceptance of cash. If you have questions or need to troubleshoot a log in issue please call our office during business hours at 919-828-6278.
WHAT DOES THE TERM 'LEASE BY THE BED' MEAN? AND HOW IS THIS BETTER FOR MY STUDENT?
Individual leasing provides the opportunity for our residents to live in an apartment environment with roommates without the stress of renting out the whole apartment.
WHAT DOES THE MONTHLY RENTAL RATE INCLUDE?
The rent includes the rental amount for the bedroom and shared occupancy of the common areas (water, sewer, cable, and trash). Internet is free! We also provide a built-in desk, bed frame and a 2 drawer dresser.
WHAT FORMS AM I REQUIRED TO COMPLETE?
If you are the person that will be the guarantee on the lease then you will be required to fill out the Guarantor Application. This form will be subject to credit approval. Proof of income for two consecutive months will need to be provided in order to process your application.
DO YOU OFFER A 24-HR EMERGENCY MAINTENANCE?
Yes. Our goal is to have every request completed within 24 hours of contact. You can call the office at 919-828-6278 and follow the prompts. Leave your name, apartment and best contact number to be reached at.

DO YOU REQUIRE RENTER'S INSURANCE?
Yes. You must provide proof of insurance or enroll in our Renter's Insurance Program. Horizon Student Protection “As an added service to Resident(s), Owner will automatically include a $15 per month per Resident charge in this Contract for Personal Property and Liability Insurance through Arthur J. Gallagher & Co. (Horizon Student Protection Program), which is not affiliated with Owner. Resident must be a registered student with a college or university in order to qualify for coverage. Owner is not responsible for processing or payment of any claims nor is it responsible for denial of claims. Participating Resident must process claims directly with Arthur J. Gallagher & Co, according to its instructions. Owner will provide Arthur J. Gallagher & Co. Claims Department contact information to Resident upon request. Resident may opt out of the Personal Property and Liability Insurance by contacting the management office and completing the required Opt Out Form, according to the terms and conditions of the Opt Out Form. By completing the Opt Out Form, Resident acknowledges that Resident shall not be allowed to file any claims for loss or damage under the Personal Property and Liability Insurance program, and Resident shall be personally responsible for damage to Resident’s property as stated above. Once the Opt Out Form is signed, Resident will not be eligible for Horizon Protection until the next lease term. Residents who do not pay the $15 per month charge will also not have the benefit of this service and will be automatically opted out of the program, whether or not an opt-out form is completed. The Horizon Student Protection service may be discontinued at any time. The insurance coverage may not cover all items desired by Resident, so Resident should review the policy and procure additional insurance as Resident deems necessary. Any Resident that is not in compliance with the Renter’s Insurance policy can be fined up to $50.00 each month for non-compliance until proof of insurance is provided and the Owner may terminate this Lease and pursue the remedies described in section 15 of this Lease. This $50.00 non-compliance fee does not relieve Resident of the requirement of renter’s insurance nor does it enroll them in any site provided insurance plan.
