WHAT ARE THE PAYMENT METHODS FOR CURRENT RESIDENTS?
We are paperless! eCheck is FREE and credit cards will have a fee, depending on card type. Company policy prohibits the acceptance of cash. If you have questions or need to troubleshoot a log in issue please call our office during business hours at 919-828-6278.
WHAT DOES THE TERM 'LEASE BY THE BED' MEAN? AND HOW IS THIS BETTER FOR MY STUDENT?
Individual leasing provides the opportunity for our residents to live in an apartment environment with roommates without the stress of renting out the whole apartment.
WHAT DOES THE MONTHLY RENTAL RATE INCLUDE?
The rent includes the rental amount for the bedroom and shared occupancy of the common areas (water, sewer and trash). Cable and Internet is free! We also provide a built-in desk, bed frame and a 2 drawer dresser.
WHAT FORMS AM I REQUIRED TO COMPLETE?
If you are the person that will be the guarantee on the lease then you will be required to fill out the Guarantor Application. This form will be subject to credit approval. Proof of income for two consecutive months will need to be provided in order to process your application.
DO YOU OFFER A 24-HR EMERGENCY MAINTENANCE?

DO YOU REQUIRE RENTER'S INSURANCE?
Yes. You must provide proof of insurance or enroll in our Renter's Insurance Program. Resident Liability Insurance Program. As an added service to Residents, the owner will automatically include a $11 monthly (per Resident) charge in this Contract for Liability Insurance through our Resident Liability Insurance Program (RLIP) unless resident provides proof of qualifying alternative coverage. The RLIP may be stopped on the last day of any month with proof of alternative qualifying coverage (No prorates). The RLIP fulfils the property requirement of $100,000 liability coverage per responsible lease signer but does not provide any personal content coverage. If an alternative to the RLIP is utilized, resident must provide proof of coverage, name Alta Program Insurance Agency (Alta Program Insurance Agency address must be listed: 1200 Newport Center Drive, Suite 185. Newport Beach, CA 92660) as a certificate holder or interested party and name the property as a certificate holder or interested party. The principals of Landlord have an ownership interest in the RLIP. Because of this relationship, this referral will provide the principals of Landlord a financial or other benefit.
